Our Favorite Superhost Rewards on Airbnb

First of all, YEAH! we achieved superhost on Airbnb in our first 3 months of hosting! Becoming a superhost unlocks amazing rewards and new perks on the platform.

When we first begin hosting a short term rental on Airbnb people asked about the occupancy rates. “How many nights per month are you hosting people?” There are a lot of factors that go into increasing your listing’s views per month on Airbnb. Most people bring up dynamic pricing, low cleaning fees, great pictures, and many other factors we’ve covered on the blog but from what we’ve found (now as superhosts) response rates are HUGE driving force for increasing views.

For those brand new to Airbnb, views are the amount of guests that view your listing. You are given a booking rate based on the amount of views and booked nights per month. (nights booked / views = booking rate)

Airbnb as a business wants to make sure all its hosts are active and giving their traveling guests a timely response on the app. We found this to be one of the main drivers towards becoming a superhost. These are all the requirements to manage while working towards superhost:

As you can see response rate is set at 90% to achieve and maintain superhost. This is measured within 24 hours of a guest sending a message.

TIP: We have kept a 98% response rate by turning on email notifications.

Second to the response rate, as expected we found reviews to be massively important. Making sure to go above and beyond to meet your guest’s needs is a priority for any hospitality business. Look at 5-star hotels and how they treat guests. Super service = superhost 🙂

Now for the fun part, what do you unlock by becoming a superhost. Circling back to the most important question people asked us about running a short term rental “what is the occupancy rate?” Becoming a superhost increases your listing’s visibility and in turn, increases your occupancy.

Next, you have the exclusive perks section of superhosts which is important for people like Sarah and I that use Airbnb as BOTH a guest and hosts. Every time we travel we use Airbnb as a guest to help increase the number of overall reviews we have on the platform.

In addition to the increased referral fee, you have the ability to redeem a $100 travel coupon OR one free professional photo session. This is yearly which isn’t ideal but it’s a good perk to work towards for guests/hosts like us.

This next section of superhost features is exciting because getting early access to new features is a massive advantage. While reading various reviews of the perks on Reddit and other forums we saw Priority Support was the biggest perk of becoming superhost.

The last and certainly not least superhost reward is discounts on business tax services.

Given we have an LLC setup for our short term rental properties this is an amazing perk to have access to. As business owners getting discounts on expensive services like LEGAL and TAXES is a huge help for the bottom line.
